Petitioner Ginny Emerson now has the opportunity to resubmit the petition if she chooses to modify the form of the petition and sign an affidavit holding her accountable for the alleged facts that the petition claims. The petition, submitted to the Lincoln County clerk and recorder by Emerson on behalf of a group called the Lincoln County Recall Committee, states that Sheriff Daryl Anderson should be recalled for incompetency.
The petition alleges that Anderson failed to investigate six reported rape crimes completely, if at all. It also states that Anderson denied a concealed carry permit without a written statement of reasonable cause, and failed to require a deputy to attend the Montana Law Enforcement Academy as required. d “We the people of Lincoln County have no confidence in him as sheriff,” reads the petition.
After a review of the petition for form, and a recommendation by Lincoln County Attorney Bernie Cassidy, Clerk and Recorder Tammy Lauer sent a letter to Emerson last week rejecting the petition.
Lauer invited Emerson to resubmit a corrected petition, along with the signed affidavit holding Emerson responsible for the accusations.“You will need to state the basis for your knowledge of the facts claimed to constitute incompetence,”Lauer told Emerson by letter.
“This must be from your knowledge of the facts.”Cassidy, in his recommendation, cited a decision by the Montana Supreme Court: “The test for sufficiency of an affidavit is whether or not it has been drawn in such a manner that it might be a basis for the charge of perjury if any material allegation contained therein is false, as the (petitioner) is held to strict accountability for the truth and accuracy of the contents of his affidavit.”
The words, “We the people of Lincoln County,” also must be removed from the petition, noted Lauer — “As you cannot speak for all the people of Lincoln County,”Lauer said.
The recall group has stated that it will, regardless, resubmit the petition.If the petition is approved, Emerson and the recall group may begin circulating the petition.The group has three months from the time of approval to obtain the valid signatures of 15 percent of Lincoln County registered voters — or 1,946 signatures. Lauer's office will check each signature for validity.
And if those signatures come back, v the petition will be given to an attorney for review once again , this time to examine it for substance.Anderson has repeatedly denied the group’s allegations. r “The allegations are all false,” he said. r “I don’t know where they get it.” f c “There’s probably a stack of reports 12 inches high,” he added, to follow up on every lead on the alleged crimes in question. Anderson has also said that the weapons permit referred to in the petition was denied because the applicant was involved with the Freeman uprising of 1996 in Eastern Montana.

SEOUL, South Korea – North Korea launched seven ballistic missiles Saturday into waters off its east coast in a show of military firepower that defied U.N. resolutions and drew global expressions of condemnation and concern.
The salvo, confirmed by the South Korean government, also appeared to be a slap at the United States as Washington moves to enforce U.N. as well as its own sanctions against the isolated regime for its May 25 nuclear test.
The launches came on July 4, which is U.S. Independence Day. The display was similar to one that took place three years ago, also while Americans celebrated the Fourth of July during another period of tensions over Pyongyang's nuclear weapons program.
The number of missiles was the same, though in 2006 North Korea also launched a long-range rocket that broke apart and fell into the ocean less than a minute after liftoff.
South Korea said Saturday's missiles likely flew more than 250 miles (400 kilometers), apparently landing in waters between the Korean peninsula and Japan.
South Korea and Japan both condemned the launches, with Tokyo calling them a "serious act of provocation." Britain and France issued similar statements.
Russia and China, both close to North Korea, expressed concern over an "escalation of tension in the region," the Russian Foreign Ministry said in a statement after a meeting in Moscow. In Washington, the White House had no immediate comment.
But two senior officials in President Barack Obama's administration, speaking in advance of the launches, said any reaction was likely to be muted to avoid giving attention to Pyongyang or antagonize it. They spoke on condition of anonymity because they were not authorized to discuss the matter publicly.
North Korea has engaged in a series of acts this year widely seen as provocative. It fired a long-range rocket it said was a satellite in early April, and in late May it carried out its second underground nuclear test following the first in late 2006.
The country has also stoked tensions with rival South Korea and last month threatened "thousand-fold" military retaliation against the U.S. and its allies if provoked.
In addition, North Korea convicted two American journalists last month and sentenced them to 12 years hard labor for illegally entering the country. It is also holding a South Korean worker for allegedly denouncing its political system.
The secretive communist country is believed undergoing a political transition in which 67-year-old leader Kim Jong Il appears to be laying the groundwork to transfer power to one of his sons. Kim himself took over from his late father, the country's founder.
South Korean officials said Saturday's launches came throughout the day and were part of military exercises. The North, which had warned ships to stay away from waters off the east coast through July 10, also fired what are believed to have been four short-range cruise missiles Thursday.
Speculation had been building for weeks that the launches were coming. The key question has been whether the North might fire an intercontinental ballistic missile, as it vowed to do in late April.
Despite a Japanese newspaper report last month that one might be launched toward Hawaii in early July, U.S. officials have noted no such preparations, which are complex, usually take days and are often observable by spy satellites. Still, that hasn't stopped Washington from boosting missile defenses as a precaution.
South Korea's Yonhap news agency suggested launch activity may be winding down, at least for now. It reported late Saturday, citing an unidentified military official, that the North was pulling personnel from its missile launch site and allowing ships to sail again off the coast. The Defense Ministry said it could not confirm the report.
North Korea's state news agency did not mention the launches, so it was hard to grasp Pyongyang's true intentions. Officials and analysts, however, said they showed the country remains happy to stand up to the international community and appears unwilling to give in to efforts to punish it.
"I think it's a demonstration of their defiance and rejection of the U.N. Security Council Resolution 1874, for one thing, and to demonstrate their military power capabilities to any potential adversaries" as well as potential customers for its weapons, said Daniel Pinkston, a Seoul-based analyst for the International Crisis Group think tank.
Pinkston also said that there was "certainly a political aspect connected" to the launches and that July 4 was perhaps a "symbolic date," suggesting the timing was not a coincidence.
Resolution 1874, which was approved last month and which condemned the North's nuclear test, was the third to be passed by the U.N. Security Council against the country since 2006. All three ban North Korea from launching ballistic missiles.
A senior official in South Korea's presidential office said that while the launches were part of military exercises, "North Korea also appeared to have sent a message to the U.S.," though he did not elaborate.
Analysts have said North Korea's saber rattling is partially aimed at pressuring Washington to engage in direct negotiations. North Korea is believed to desire diplomatic relations and a peace treaty to formally end the 1950-53 Korean War.
Obama's administration has offered dialogue, but it says North Korea must return to stalled international talks on its denuclearization and stop engaging in what Washington sees as provocative behavior threatening allies South Korea and Japan.
Paik Hak-soon, an expert on North Korea at the Sejong Institute, a think tank near Seoul, rejected the idea that the North chose July 4 to confront or annoy the U.S. on its national day. He said the launches were more likely a warning to the international community against enforcing U.N. sanctions, which call for searches of North Korean ships suspected of carrying banned items, such as nuclear or missile parts.
He said North Korea will continue to carry out more missile and nuclear tests in the future, as long as relations with the U.S. and South Korea remain tense. "The structure of confrontation is there, intact," he said.

MOST of my Blog visitors are statewide and nationwide but not FROM Eureka... r Since starting my News Blogs I have heard of corruption accusations at the highest levels, I have heard first hand stories of people beaten by Lincoln County Cops, heard of children raped and beaten in their homes by family and not heard, I have heard of Horrible crimes to innocent animals, I have heard of human trafficking stories and date raping druggings where by groups of woman are drugged and raped and photos are taken, video is taken and if the girls remember any of it well they are discredited immediately by video, by the town mouths flapping about them having a drink or they should not have been there… when the TRUTH is GHB - the Date Rape drug can be in water.

The commissioners say the rapes are drug and alcohol related and that is the common denominator. I say that the Common denominator is the Lack of Crimes EVER being punished in Eureka Montana - in Lincoln County. And with Marianne Roose flat out lying to the Public how does the real victims get any justice, she herself is attacking such a victim in court... There is no Justice anywhere in Sight in Lincoln County Montana.

I have heard stories of the same Drug runners working your streets for decades and even driving local school buses - no one cares.... many call me and ask why is there such a high rate of miscarriage and disease at the local schools with kids and workers .. I have no answer. r
People call with such Hope that I can help them.. and I cannot.. as they tell me of calling the cops for help and the cops beating them and then jailing them.. THEY CALLED FOR HELP.

Stories of Drug informants - Dealers doing sick stuff to their daughter for years on end and social services ignoring it.. protecting them.

Some of the Stories I have heard over the Last Year have rattled me, some of the photos I have seen have sickened me, and at this point I am not sure what to say to people, I hate to say Give up and go Cry in a Dark room.. NO ONE IS LISTENING.. so I keep yapping to give them hope.. but the truth is.. I have come to feel that there is NO HOPE for these folks. h The City cops in Eureka Montana and the County Law enforcement have very bad relationships and local arrests MEAN nothing, for the folks in Libby let them back out on the street as soon as they feel the public won’t cause to much rucus about it. h no True Justice is Given in Our County.... Look at the Arrests, look at the paperwork, the plea bargains, the deals, the "suicides".. just take a look at it all and you will know that there is so much more to ALL the stories you have been FED for decades by local controlled media. R I am told this is happening in other states and certainly all over Montana so it is nothing NEW.

Folks What is Happen in Flathead County Montana should Scare you all. Local Planning Staff seems to be being overthrown somehow. It seems to be under the disguise of the Rule of Law and the Voice of the people, but as someone who thinks the rule of law is not a bad thing, I don't think that is what is going on in Flathead County. With a County Attorney shutting down a website and things going from bad to worse in the name of the people and the supposed majority, I tell you ALL of Montana had better wake up on this one.

I don't know a whole lot, I admit it, but what I see with the County Attorney, the Clout, and the way this is playing out, I can see "Agendas", Games, and what looks to be a major political play that is a tad bit scary. And as the Self appointed Real Estate Industry Whistleblower, I can see a bullying, a throwing around of "Clout" that is NOT good for the Real Estate Consumer or the Tax paying Public... Look Deeper. The Headlines Today READ "Eureka residents say Sheriff Failed to Investigate Rapes."
Officials have asked a groupof Eureka-area residents to redraft their petition to recall Sheriff Daryl R. Anderson over what the group alleges was a failure to properly investigate a series of rape complaints.
In a letter sent Tuesday to the Lincoln County Recall Committee, Tammy D. Lauer, Lincoln County clerk and recorder and election administrator, withheld approval of the group’s petition on both procedural and substantive grounds.
The recall committee will be required to submit a hard copy of the petition in the format will be circulated, file a new affidavit stating the basis for its knowledge of the facts claimed to constitute incompetence,and remove the words “We the people of Lincoln County.”
Diane Kaechele spokeswoman for the Lincoln County Recall Committee, said the group “absolutely” will re-file the petition.
“We will do what we have to do to move this petition forward,” she said. “The only supervisors [Anderson] has are the people who voted him into office.”
The petition, which first was reviewed by the county attorney’s office for legality and compliance with state statute,was filed last week. The recall committee has the option to challenge in court the changes required by elections officials.
An approved version of the petition must be signed by at least 1,946 people — 15 percentof the number of residents registered to vote in Lincoln County’s last general election— to force a countywide special election with Anderson’s recall on the ballot.
In the draft petition, the Lincoln County Recall Committee accuses Anderson of failing to investigate six rape complaints “completely, if at all.”
Anderson has roundlyand repeatedly rejected the committee’s claims ofincompetence and wrong doing.
The recall committee also has expressed dissatisfaction with Anderson’s handling of an April 2008 case where a black Labrador dog was found dead in the Tobacco River near the Pigeon Bridge off Montana 37.
But investigators have said the case was blown out of proportion and evidence does not existto support a theory that the dog was beaten and tortured.
The draft petition also accuses Anderson of denying a man a permit to carry a concealed weapon permit withouta written statement of probable cause and hiring a deputy without sending him to the state’s law enforcement academy.
Anderson, however, has said the weapon permit was denied because the applicant was involved with the Freeman uprisingof 1996 in Eastern Montana.
The deputy was only hired on a temporary basis, reportedly pursuant to state regulations, and now is a Lincoln County justice of the peace.

Last I heard from local representatives of the Crisis Center, Bernie Cassidy was deliberately holding up funds to set up programs to help victims. I guess that is because if this were to happen we may have to admit that their are victims, and we know that "ain't" true.
Last I heard a whole lot of money that is very much need here, a grant already in place.. they just needed big Bad Bernie's go ahead and he refused. Also I heard he gave a letter of reference.. but fumbled his words in it so bad that it made look like it was not a Real Reference.

SPOKANE -- It's been a tough week for the Spokane Police Department after one of their most respected officers was indicted by a grand jury for using excessive force against Otto Zehm three years ago.
Rank and file officers are reeling from the indictment of one of their own by the federal grand jury and just like any football team that has a good offense but can't seem to win a game the department has had their confidence shaken.
"He's the poster child of policing .if you want a picture of a professional officer it's Karl," Spokane Police Department Chaplain Ron Alter said.
Karl Thompson is so respected by his fellow officers that when Chief Roger Bragdon resigned the rank and file circulated a petition asking that Thompson, a patrolman, be elevated to take his place.
"They wanted him to at least put in his application as chief," Chaplain Alter said. "He certainly had the experience and background for it."
Thompson, who turns 62 later this week, is a hostage negotiator, one of the officers who tries to de-escalate tense situations in the hopes of avoiding the use of force. That's one reason why police find it so ironic Thompson is accused of unnecessarily beating and tasering Otto Zehm. "He has the utmost respect from everybody in the department, it doesn't matter what your rank is," Officer John Gately said.
"He loves policing, he loves to be out there helping people and so he does it," Chaplain Alter said. Chaplain Alter had coffee with Thompson Wednesday morning, but instead of complaining about his indictment Thompson's more worried about his upcoming trial from distracting other officers from their duties.
"He's encouraged the guys to keep doing your job the way you're trained to do it the best way we know how and the safest way we know how and that's his message to us," Officer Gately said. Spokane Police Chief Anne Kirkpatrick says she respects the grand jury's decision to have Thompson stand trial but believes he did not use excessive force on Otto Zehm or she would fired or suspended him.
Meanwhile there are others in Spokane who think police murdered Otto Zehm and that the incident is a sign the department needs independent oversight.
On Thursday the Peace and Justice Action League is staging a rally at City Hall and demanding that the city's new ombudsman have the authority to launch his own investigations into officer misconduct.
"What we deserve is to know is that our police officers are absolutely trustworthy and police officers deserve to know that the community trusts them. Police accountability is better for police and it's better for the community," Liz Moore with the Peace and Justice Action League said.
The rally will be held Thursday at 5 PM at City Hall.
2:01 PM:Stormy Langston came to talk to the commissioners. She is concerned about the case load increase and is asking to increase her hours to 30 hours per week. She serves at the City court 10 hours per week. She currently works 20 hours a week for the County. The Commissioners told Stormy that this is a budget issue and would be addressed then. She is also concerned about court security. She has a plan for the layout of the court office to make it more secure. Commissioner Konzen asked her to draw a schematic of the plan and get an estimate of the cost of the project. h
There have been said to be many situations such as the one in Libby where the woman called for help and was roughed up by the cop. By the time you get a court case in such a situation you have been pulled over for every thing in the book even as trivial as sound pollution.
They will do what ever they can to "discredit" you before your court case so you will made to like your lying, or somehow NOT credible. You will most likely lose.
Now this can be stuff like Police Brutality such as the one I spoke of Earlier, with the guy up Trego a few years back where the neighbor called for Help because they thought he would commit suicide. When the cops got there the guy was passed out (unconscious) - they arrested him and took him from Trego to Libby, by the time he got to Libby he was beaten VERY badly, his friends - neighbors who had called for help saw him the next day.. he was BEAT bad, the cop who did it is still said to be a cop in Lincoln County, no one seems to care.
This victim called me the other day, he does so on and off because of ongoing Real Estate questions as I was his listing Broker when he sold his property in Trego a few years back, I got one of these such calls the other day, and he told me the story. I have heard it from neighbors, from the ex-wife, and from the victim himself. Also their was a Eureka cop there that witnessed this BAD stuff happen and he personally drove to Libby Montana that next day to Apologize to the Victim, the beaten man, for what had happened and make sure "they were good" and that the victim did not hold this against him personally. Nothing was ever done to the real criminal. the Victim was simply discredited
I have had woman email me that have had severe things happen to them over the last decade, no cops, no social services - no on could help her. No one even Tried. The motto here is It is Best to Stay out of Other People's business no matter how Horrible it is.
Since I have started this blogging, shocking stories have come to me, and I must say I certainly was VERY naive as to think my voice would make any REAL difference. It has not changed anything and in fact these Blatant activities continue to this day.
No one can do anything about Child Porn, Meth Cook Houses, Rapists, Gangs of Men beating Elderly men in the street, Robberies,... can you say Plea Bargain .. how about Who Cares let them back on the street, year after year to do the same thing again and the public lets the Law get away with this Lack of Accountability OVER and Over again.
I am not so much Bitter about all I have found out and seen over the last year and the fact that the Newspaper and the Commissioners lie to the public about it as I am sad there is no end in sight and that Lincoln County may never be the place I had hoped it one day could be. I new there was corruption, everyone new that growing up here. I knew that it was often said they would let folks out of prison early in Montana if they wold move to Lincoln County. Over the Last 30 years I have seen some scary stuff and well I just thought that was the way things are. The law is not really there to protect you but more to put fear into you, and to just do a job and to get a pay check.
But I have never known or really wanted to know how bad it really is. I don't get this kind of bad, call it naivety if you like. But the calls - the emails - the things I have been told about from all over this county .. well it makes me ashamed to be from here really. And This Blog, well it has done nothing for victims - it has only pointed me hate, more non-believers and more stress my way.. no one seems to really want to know about the Truth, to know what is really on the books, why crimes are not prosecuted, crimes committed year after year by the same people and Lincoln County Can do nothing about it.
A History of Decades whereby the Victim is Made Out to be the Criminal, Proven to be the criminal and this is across the board - real estate crime, sexual assault, beatings, meth and drug related crimes, traffic accidents and DUIs, Resort Owners ruining lives and disobeying Court Orders such as the Wilderness Club did and well we know what happened with the Montana Court System smack down on that one.
I am not saying that Lincoln County is the only place this happens. I mean I am told it cost $50,000 for a court decision in the Montana Supreme Court so I imagine that the Corruption runs deep and wide and that if we want to hunt, fish, hike, and enjoy the beauty of Montana well then we better just shut up and live with it.

We have the Cop who Shot Jerry of Jerry's Saloon (wasn't he just re-located or suspended with pay - when clearly he was in the wrong and did not identify himself), we have the cop who use to sit at TJ's and use a Breathalyzer on the Ladies, don't forget Robo Cop, we no have a Justice of the Peace in Libby who may be making decisions on his own arrests - oh well, we have had supposed "internal investigation" and well they led to officers being moved elsewhere in Montana to do the Same thing there.. one example being Sheriff Anderson's son and law who offered young girls sex instead of a ticket in Libby and was transferred elsewhere in Montana where he did the same thing. Lincoln County has a VERY bad reputation.. and I really wish Eureka could be County 57 and get away from Libby's Lawless reputation.
Most of us no NOT to call the Cops when there is real trouble, because the Victim is the One who ends up paying. It is just the way it is.
How about when I was in high school and that long ride to Libby to jail got a gal I knew Raped by a cop and Nothing was ever done about that one.. It seems a whole lot of Violence can happen between here and that County Jail and it certainly has. How about the Cop who pulled over gals when I was in High School and offered "sexual favors" in lieu of a ticket that may "upset our parents" - this stuff is not new.. oh well right.
I don't really believe that folks want real change and I don't believe that many even read this blog. So it is my private diary of my discouragement of my home town and will stand as a record for the next decade to remind folks of that time way back when - when someone - ME - stood up and said HEY not in My Town - Not on My watch and No one Listened.
Look around, people are still getting out of Jail today, these things are still happening and the Law is to lazy or don't have the resources or tools to do anything about it. Status Quo puts money in those same pockets and "Ain't Nothing" changing on any of that til' you Wake Up and Make Em' Stop.. but I guess First you have to actually believe it is happening.
6 months and you too could have a badge and make people feel like criminals when they are not - while you let the criminals walk because you know your county attorney WILL NOT prosecute. 6 months and they have the power to change your life and the simplest twist of fate could Ruin your life as you have an intruder, you call the cops and they take YOU - the Victim to Jail after slamming you to the ground and jumping on you.. while they give the INTRUDER a right home cuz well we know him - he is a good guy.. NOT.
Would you like to See ALL the Crimes on the Books, go to the Court house and get them, use the Freedom of Information Act, File your own Reports within the Criminal Justice Code of Montana, Stand up.. VICTIMS are NOT heard and those who help victims are Silenced, their FUNDS are cut off and they.. the victims rights advocates are discredited and the County Commissioners and the Tobacco Valley News stand right there with them.

They have concentrated all their attention on the SYMPTOM. But doesn't the cottage cheese/flaxseed oil treatment you tout so much kill cancer cells, Bill? Sure, but its main focus is on making your healthy cells healthier, just like the VIBE Machine.
And I don't ever recommend this as a solitary treatment. It should be part of a varied regimen to get your entire body back in balance. Remember always: Cancer is a "systemic" imbalance. It is caused by a non- functioning immune system. Cancer is not the tumor.
The tumor is just a symptom. Erasing the tumor (the visible part of the condition) does not erase the cancer.
Nobody can see cancer cells until they clump together by the billions in a tumor. So no doctor can ever say with certainty "We got it all." The "secret" to overcoming cancer is understanding that a permanent and usually radical change in lifestyle (food and supplements) is necessary.

You read that right! It might actually make chemotherapy drugs more effective. In the study, patients took vitamin C along with the common chemotherapy drugs 5-FU and cisplatin.

A call to the makers of one of the products confirmed that this is true: pregnancy screening tests can sometimes pick up the presence of cancer. It is well known among physicians that home pregnancy tests can show a false positive for pregnancy when the person being tested has cancer. The test isn't real accurate if the result is negative because the test kit requires that a high threshold be met before the test will read positive.
Pregnant women easily reach the threshold, but a person with cancer doesn't necessarily produce enough of the hormone to register on the test kit. But if the kit does show "positive" in a non-pregnant person, it is highly accurate for uncovering cancer.It seemed to me that it was worth a shot as a screening mechanism. Since I am a male, a positive test result would tell me what I needed to know. I did the test, and sure enough, the 'pregnancy' test result came up positive.
You might be wondering why a pregnancy test would read positive.I'm glad you asked. ;-) Pregnancy tests screen for the presence of a hormone called HCGH (human chorionic gonaditrophin hormone.) It's the same hormone that is elevated in cancer patients. But in most cases the level in cancer patients aren't high enough to trigger a positive test result. Down below will be listed information on a more sophisticated pregnancy test that's about 97% accurate for detecting cancer.
I'll tell you more about that test in a minute. Pregnancy kit 'says' I'm pregnant!In my case, my HCGH was high enough to score positive on the test. So there I was, a man, with more than a dozen large lesions AND a positive pregnancy test result! There was no point for me to go to a physician at that point, because (a) I had no insurance, and far more importantly, (b) chemo sucks in treating solid mass tumors, and I had more than a dozen visible tumors!
There's no telling how many tumors there might have been hidden within my body. Then there was reason (C) for not going to see a physician!!!
The first thing the doctor would have wanted to do would be to cut out a portion of one of the lesions to have it examined by a pathologist.
I had learned something profound when writing The Doctor Who Cures Cancer which was later confirmed in a book about Judah Folkman, M.D., (inventor of Angiostat) that the act of cutting out a portion of a tumor activates more tumors to sprout wings.

The potent active ingredients from the peppers and the garlic disperse quickly. So they must be grated each day, and eaten immediately. You're probably thinking, whoa that's gotta be hot! Yes, it is. And it will make you breathe deeply! That's a good thing, because heavy breathing pumps the lymph system. As you know, cancer cells often gather there.
What I did was put the habaneros and the garlic on one side of the bread and folded it over.
Plus, it's handy to have another half slice at the ready to cut the burning sensation in my mouth. So let yourself breathe deeply for a minute or two and then eat the extra half slice of bread. Let me say a word or two about the bread.
I used Ezekiel spouted bread. You can get it in the freezer section of health food stores and at Publix. Yes, it costs about $5.00. But keep in mind that all the ingredients together won't cost you more than $20. Can you use another bread? Maybe. Or maybe not.
It is what I used, and I don't like to mess with the success I had.How well did this recipe of mine work? All of my lesions went away in about four or five days.
I had a dozen or more, so that was pretty good, if you ask me. Since I wasn't fond of the peppers and garlic (LOL!) I quit after the fifth or sixth day. A few days later, three or four lesions came back. So I went back on the three part recipe. The lesions vanished once again in about four days. After that, I continued to take the emulsified cod liver oil for about six months. On occasion I take another bottle of the cod liver oil.
And I take fish oil sporadically.T his episode of my (alleged)raging cancer took place around October of 1998 as best that I can recall. No lesion has returned since that time. It's working for others, too!

The HGC Immuno Assay Cancer Test
Detect Cancer Early, the Test has been around for decades and your not allowed to know about it why. Why is your body Their Way to Make Big Money and Control You.
Developed in the late 1930's by the renowned oncologist, the late Dr. Manuel D. Navarro, the test detects the presence of HCG* in urine. It indicates the presence of cancer cells even before signs or symptoms develop. Dr. Navarro found HCG to be elevated in all types of cancers. The test is based on a theory proposed by Dr. Howard Beard and other researchers who contend that cancer is related to a misplaced trophoblast cell that becomes malignant in a manner similar to pregnancy in that they both secrete HCG.
As a consequence, a measure of the amount of HCG found in the blood or urine is also a measure of the degree of malignancy. The higher the number, the greater the severity of the cancer.
Urine, as opposed to blood or serum, is the preferred specimen for the test. In 1980, Papapetrou and co-authors reported the correctness of the urine specimen to be used in HCG Immunoassay. In 32 proven cancer cases, the immunoassay test gave 31 positive results using urine while only 12 positive results were reported using blood. HCG has been found to undergo glycosylation in the liver as it travels in the hepatic circulation. Thus, the HCG molecule cannot be detected. The molecule does not undergo this process in the kidney and therefore the molecule remains intact in the urine.
The test detects the presence of brain cancer as early as 29 months before symptoms appear; 27 months for fibrosarcoma of the abdomen; 24 months for skin cancer; 12 months for cancer of the bones (metastasis from breast cancer extirpated 2 years earlier).
Currently, many cancer patients take advantage of the diagnostic accuracy of this test as an indicator of the effectiveness of their specific mode of therapy. Patients follow a simple direction for preparing a dry extract from the urine sample. The powdery extract is mailed to the Navarro Medical Clinic where the HCG testing is performed.

A new blood test that detects breast cancer at its earliest stage could become a vital weapon in fighting the disease.
Scientists found the test could pinpoint cancer long before it would show up using other methods. They believe it could be adapted to identify ovarian and prostate cancers as well.
Trial results showed it was up to 1,000 times more sensitive than existing tests. The results could have far-reaching implications for diagnosis of the disease, which claims up to 400,000 lives a year worldwide.
Breast cancer is the most common female cancer, with 1.1million new cases each year. In Britain, more than 40,000 women are diagnosed annually, with more than 12,400 deaths. Doctors currently use a combination of breast examination, imaging with mammography and ultrasonography, and biopsy to diagnose the condition.
But researchers recently claimed such scans could actually trigger the disease in some women. Cancer specialists found radiation from the X-rays leaves those with a family history of breast cancer more than 50 per cent more likely to develop it.
They said the risk was highest for young women and those repeatedly given X-rays. This means a more effective screening method is needed, especially for the rarer cases involving younger women. The new blood test offers the best hope.
It works by detecting subtle changes in proteins in the bloodstream, caused when the immune system starts to fight a cancer.
The test may also help identify whether a tumour is malignant or benign, ensuring the best treatment can be quickly selected. Early detection of cancer gives the best chance of effective treatment. The five-year survival rate can be as high as 97 per cent if the disease has not spread.
Professor Jasminka Godovac-Zimmerman, from University College London, reports the findings in the Journal of Proteome Research today.
She led the group which included scientists from the Universities of Pennsylvania and Pittsburgh and the U.S.company BioTraces Inc, based in Herndon, Virginia.
"Our pilot studies show that using blood samples, breast cancer and several other types of epithelial cancers (ovarian, prostate, melanoma) can be detected with much better sensitivity and specificity," she said.
She said this may allow new, less intrusive, safer and much less expensive approaches for the early diagnosis of cancer.
It would also help in distinguishing malignant and benign tumours and in monitoring cancer therapy.
Stephen Duffy, Cancer Research UK's professor of screening, said further trials are needed before the test can be used by doctors.

1. Glucose can still enter the cell, but oxygen cannot. The cell thus becomes anaerobic. 2. In the absence of oxygen, the glucose undergoes fermentation to lactic acid. The cell pH then drops to 7 and finally down to 6.5.
3. In the acid medium the DNA loses its positive and negative radical sequence. In addition, the amino acids entering the cell are changed. As a consequence, the RNA is changed and the cell completely loses its control mechanism. Chromosomal aberrations may occur.
4. In the acid medium the various cell enzymes are completely changed into very toxic compounds. These toxins kill the cells in the main body of the tumor mass. A tumor therefore consists of a thin layer of rapidly growing cells surrounding the dead mass. The acid toxins leak out from the tumor mass and poison the host. They thus give rise to the pains generally associated with cancer.
Mass spectrographic and isotope studies have shown that potassium, rubidium, and especially cesium are most efficiently taken up by cancer cells. This uptake was enhanced by Vitamins A and C as well as salts of zinc and selenium. The quantity of cesium taken up was sufficient to raise the cell to the 8 pH range, where cell mitosis ceases and the life of the cell is short. Tests on mice fed cesium and rubidium showed marked shrinkage in the tumor masses within 2 weeks. In addition, the mice showed none of the side effects of cancer. Tests have been carried out on over 30 humans. In each case the tumor masses disappeared.
Also all pains and effects associated with cancer disappeared within 12 to 36 hours. The more chemotherapy and morphine the patient had taken, the longer the withdrawal period. Studies of the food intake in areas where the incidences of cancer are very low showed that it met the requirements for the high pH therapy.
Cesium, rubidium and potassium cations (positively charged ions) are all strong electron receptors which can be attracted into the membrane because of the negative potential gradient which exists across all living membranes. Elements below potassium in the Electromotive Series, like calcium, are only taken up sparingly, if at all, by cancer cells. Therefore potassium, which transports glucose, can readily enter cancer cells, but Calcium, which transports oxygen, cannot. Warburg pointed out this anearobic state of cancer cells in 1925. In the normal cell the glucose, upon entering the cell, reacts with the oxygen in the cell and is burned to carbon dioxide and water with the liberation of heat.
This heat in turn is absorbed on the membrane surface and raises it to an energized state which permits it to attach more Ca++ ions. Thus it will be seen that the amount of oxygen entering the cell is determined by oxidation within the cell, primarily that of glucose. This action is responsible for the pH control mechanism of the cell which maintains a value near 7.35.
The ready uptake of cesium and rubidium by the cancer cells lead the writer to the High pH therapy. This consists of feeding the patient close to 6 g of Cesium Chloride or Rubidium Chloride per day . It is sufficient however to give rise to the pH in the cancer cells, bringing them up in a few days to the 8 or above where the life of the cell is short. In addition, the presence of Cesium and Rubidium salts in the body fluids neutralizes the acid toxins leaking out of the tumor mass and renders them nontoxic.
In tests on mice, tumors implanted where significantly smaller at the end of the test in mice fed Rubidium than the controls. In addition, the test animals were showing none of the adverse effects of having cancer. Similar experiments with cesium chloride had similar successful results. Many tests on humans have been carried out by H. Nieper in Hannover, Germany and by H. Sartori in Washington, DC. It has been observed that all pains associated with cancer disappear within 12 to 24 hours. In these tests 2 gram doses of Cesium Chloride were administered three times per day after eating. In most cases 5 to 10 grams of Vitamin C and 100,000 units of Vitamin A, along with 50 to 100 mg of zinc, were also administered. Both Nieper and Sartori were also administering nitrilosides in the form of laetrile.
There are good reasons to believe that the laetrile may be more effective than the vitamins in enhancing the pickup of cesium by the cells. In addition to the loss of pains, the physical results are a rapid shrinkage of the tumor masses. The material comprising the tumors is secreted as uric acid in the urine; the uric acid content of the urine increases many fold. About 50% of the patients were pronounced terminal, and were not able to work. Of these, a majority have gone back to work. Two side effects have been observed in some of the patients. These are first nausea, and the second diarrhea. Both depend upon the general condition of the digestive tract.
There are a number of areas where the incidences of cancer are very low. At the 1978 Stockholm Conference on Food and Cancer it was concluded that there is definitely a connection between the two.
The Hopi Indians of Arizona have a very low incidence of cancer: 1 in 1000 as compared to 1 in 4 for the USA as a whole. Analysis of their diet shows that it meets the requirements for the high pH therapy. Hopi food is very high in potassium and exceptionally high in rubidium. Since the soil is volcanic it must also be very rich in cesium.
Some 20 years ago the incidence of cancer among the Pueblo Indians was the same as that for the Hopi Indians, but they have adopted a modern American diet and now have the same cancer rate as the rest of the US. Supermarket foods is essentially lacking rubidium and cesium and low in potassium.
Cancer is virtually unknow among the Hunza of North Pakistan and their diet also meets the requirements of the High pH therapy. They are essentially vegetarians, and are great fruit eaters, eating ordinarily 40 apricots per day; they always eat the kernels, either directly or as a meal. They drink at least 4 liters of mineral spring waters which abound in the area and has been found to be very rich in cesium. Since the soil is volcanic in nature, it must be concluded that it will be rich in Cesium and Rubidium, as well as Potassium.
The Indians of Central America and on the highland of Peru and Equador also have very low incidences of cancer. The soil in these areas is volcanic with fruit in the area very high in rubidium and cesium. Cases have been reliably reported where people with advance inoperable cancer have gone to live with these Indians, and found that all tumor masses disappear within a very few months. Cesium and Rubidium salts, when present in the adjacent fluids, the pH of cancer cells will rise to the point where the life of the cell is short, and that they will also neutralize the acid toxins formed in the tumor mass and render them nontoxic.
In later writing, Dr. Brewer wrote: "The goal of the high pH therapy is the transport of large quantities of Cs+ Rb+ and glucose-free K+ across the membranes of cancer cells. During high pH therapy, Dr. H. Nieper, M.D., observed a loss of potassium which should be replaced." Two booklets discussing Dr. Brewer's final theories about cesium are available from the Brewer Science Library: "High pH Cancer Therapy with Cesium," and "Cancer Its Nature and a Proposed Treatment," both by A. Keith Brewer, Ph.D.
Here's some food for thought: Dr. Irwin Bross was director of biostatistics at Roswell Park Memorial Institute in Buffalo, New York. In the 1970s, Dr. Bross headed a project that studied the alarming increase in rates of leukemia. It was called the Tri-State Leukemia Study. His sample used tumor registries from 16 million people from New York, Maryland, and Minnesota.
After checking factors as diverse as health history, occupational history, residential history, family background, cause of death for parents and grandparents, exposure to farm animals, pet ownership, whether or not the pets had ever been sick, Dr. Bross came to the conclusion that the main cause of the rising rates of leukemia was medical radiation in the form of diagnostic medical X-rays (Leslie Freeman, ed., Nuclear Witnesses: Insiders Speak Out, New York: Norton, 1982, p. 27).Dr. John Gofman, Professor Emeritus of Molecular and Cell Biology at the University of California at Berkeley, was wondering the same thing in the early 1990s.
His research led him to write a 400-page book in which he estimates that "three-quarters of the current annual incidence of breast cancer in the United States is being caused by earlier ionizing radiation, primarily from medical sources." Astonishingly, this isn't even news. "[M]edical science," Gofman continues, "has known for 20 years that ionizing radiation is a prominent and proven cause of breast-cancer" (John Gofman, Preventing Breast Cancer, San Francisco: Committee for Nuclear Responsibility, 1995, p. 303).
Note the size of the study. It was no small sampling. Note the words "prominent and proven." Not surprisingly, Dr. Bross lost his funding from the National Cancer Institute when his study was published in the respected American Journal of Public Health.
This despite the fact the Dr. Bross is an eminent researcher who has held prestigious positions at major medical centers including Roswell Park and John Hopkins. From Reclaiming our Health by John Robbins, p. 233-234(which also cites the above study): In the early 1960's, working for the Atomic Energy Commission, John Gofman established the Biomedical Research Division at Lawrence Livermore National Laboratory, for the purpose of evaluating the health effects of all types of nuclear activities.
There, he came to the distressing conclusion that human exposure to ionizing radiation was far more serious than had been previously recognized. Dr. Gofman's work led to his 1995 book Preventing Breast Cancer, in which he came to a stunning conclusion: "Our estimate is that about three quarters of the current annual incidence of breast cancer in the United States is being caused by earlier ionizing radiation, primarily from medical sources." John Gofman does not underestimate the role played in cancer causation played by pesticides, hormone pills, fatty diets, and other environmental stressors.
He states: "There is no inherent conflict or competition between carcinogens," because they multiply each other's carcinogenic effects. But he finds the medical use of radiation to be so crucial that it bears repeating: "An estimated 75 per cent of recent and current breat cancer cases would not have occurred as they did, in the absence of earlier medical[and other] irradiation."
Although ionizing radiation, the type delivered by X-rays and radiotherapy, is one of the few environmental contaminants known unequivocally to cause many forms of cancer, it is routinely recommended for many cancer patients. This, despite the fact that,with few exceptions, there is no proven benefit to survival."
(NaturalNews) A report just published in the Journal of the American Medical Association's Archives of Internal Medicine reaches a startling conclusion. Breast cancer rates increased significantly in four Norwegian counties after women there began getting mammograms every two years.
In fact, according to background information in the study, the start of screening mammography programs throughout Europe has been associated with increased incidence of breast cancer.
This raises some obvious and worrisome questions: Did the x-rays and/or the sometimes torturous compression of breasts during mammography actually spur cancer to develop? Or does this just look like an increase in the disease rate because mammography is simply identifying more cases of breast cancer? The answer to the first question is that no one knows (and it isn't addressed in the Archives of Internal Medicine study). But the second question has an unexpected and – for those interested in the human body's innate ability to heal itself – potentially paradigm-shifting answer.
The researchers say they can't blame the increased incidence of breast cancer on more cases being found because the rates among regularly screened women remained higher than rates among women of the same age who only received mammograms once after six years. Bottom line: the scientists conclude this indicates that some of the cancers detected by mammography would have spontaneously regressed if they had never been discovered on a mammogram and treated, usually with chemotherapy and radiation. Simply put, it appears that some invasive breast cancers simply go away on their own, healed by the body's own immune system.
The researchers were surprised to find that the incidence of invasive breast cancer was 22 percent higher in the group regularly screened with mammography. In fact, screened women were more likely to have breast cancer at every age.
"Because the cumulative incidence among controls never reached that of the screened group, it appears that some breast cancers detected by repeated mammographic screening would not persist to be detectable by a single mammogram at the end of six years," the authors stated in their report. "This raises the possibility that the natural course of some screen-detected invasive breast cancers is to spontaneously regress."
The researchers also conclude that their findings "provide new insight on what is arguably the major harm associated with mammographic screening, namely, the detection and treatment of cancers that would otherwise regress." This does not mean breast cancer should be ignored or not treated. After all, breast cancer is the second leading cause of death among American women.
But the extraordinarily good and hopeful news is that it appears invasive breast cancer sometimes can be destroyed naturally -- at least in some people -- by the body's own innate defenses." Although many clinicians may be skeptical of the idea, the excess incidence associated with repeated mammography demands that spontaneous regression be considered carefully," the scientists wrote in their report. "Spontaneous regression of invasive breast cancer has been reported, with a recent literature review identifying 32 reported cases. This is a relatively small number given such a common disease.
However, as some observers have pointed out, the fact that documented observations are rare does not mean that regression rarely occurs. It may instead reflect the fact that these cancers are rarely allowed to follow their natural course."

Hormones play an important role in beast cancer. Higher levels of estrogen are associated with a greater risk of breast cancer. Women who have children later in life also appear to have an elevated risk of breast cancer.
Breast cancer can occur in two different places in the breast, the lobules (the milk-producing tissue), and the ducts that carry the milk to the nipple. The different types of breast cancer are: Ductal carsinoma in situ - This is an early cancer in the milk ducts and is the most easy of all cancers of the breast to treat.
Invasive ductal carcinoma - This is cancer which started in the milk ducts, but has spread to other areas.
Lobular carcinoma in situ - Technically this is not considered a cancer, but rather a pre-cancerous condition. Women with this condition have an increased risk of developing cancer and need regular checkups.
Invasive lobular carcinoma - This starts in the lobules and spreads. It is difficult to diagnose because it does not always form a lump and does not always show up in mammograms. In breast cancer there are usually no symptoms initially, a lump being the first telltale sign. This lump may occur in or near the breast or in or near the underarm. The breast may change size or shape. There may be discharge from the nipple. There may also be change in the texture of the breast, becoming scaly, dimpled (orange peel), or puckered.
Cancer cells develop a protein coating 13 times thicker than normal cells. This makes it difficult for the immune system to attack them. By ingesting high doses of pancreatin, you can actually dissolve cancer cells inside the body.
In the natural course of one's lifetime, millions of cancer cells develop, and are harmlessly digested by the immune system. The body uses pancreatin, a secretion from the pancreas to dissolve the cancer cells. As we age, the pancreas is less and less able to make this important substance. By taking pancreatin orally, it is possible to increase the levels of its active ingredients in the blood, thereby helping the body break down the cancer cells and remove them from circulation.
Pancreatin as a digestive enzyme is available from any health food store in the country, however this type of pancreatin is useless for the cancer patient. The active ingredients in pancreatin which have shown to have tumor dissolving abilities are trypsin and chymotrypsin. These ingredients were taken out of virtually all the pancreatin supplements available to consumers years ago. These active ingredients are being bought in massive quantities by the sewerage industries to digest the sewerage into less noxious forms.
This is exactly what is needed in the human body. Our own internal sewage needs to be dissolved, and to do this, the body uses trypsin and chymotrypsin.
Certain foods contain biologically active compounds and/or ingredients, i.e., vitamins, inorganic salts, organic compounds, essential fatty acids, minerals, and chelating agents which may either precipitate or prevent cancer development.
The relationship between dietary consumption and cancer development is not clear and further investigation continues. Noteworthy is the report on the presence of high levels of cesium [Cs] and rubidium [Rb] in food along with availability of various supportive compounds as vitamins A and C, along with zinc and selenium in diet of populations residing in areas with low incidence of cancer e.g., the Hopi Indian territory in Arizona, the Hunza area in North Pakistan, and the volcanic regions of Brazil. The diet of these populations is similar to the nutritive requirements for the high Ph cancer therapy developed by Brewer's subsequent series of physical experiments with cancer cells.
In these tests the presence of Cs+ or Rb+ in the adjacent fluids of the tumor cell is believed to raise the Ph of the cancer cell where mitosis will cease resulting in reduction of life span of the cancer cell. The introduction of such alkaline Ph by these alkali salts may also neutralize the acidic and toxic material within the cancer cell. This report combines the use of CsCl with various supportive agents. which have been hypothesized both to enhance the entry of Cs+ into the cancer cell and to stimulate the immune response, in the treatment of various cancers.
The High Oxygen Environment
Nobel Laureate Otto Warburg demonstrated that normal cells would become irreversibly cancerous if the environment they rested in had their oxygen levels lowered by 35% for 48 hours.
Cancer Cells CANNOT Live in a High Oxygen Environment A healthy individual has a blood oxygen level of between 98 and 100 as measured by a pulse oximeter. Cancer patients routinely show very low oxygen levels in their blood, usually around 60. According to Nobel prize laureate Dr. Otto Warburg, this low oxygen environment is one of the main reasons cancer cells form. Unfortunately, the main traditional therapies for cancer, namely radiation and chemotherapy, also have been shown to drastically lower blood oxygen levels.

What can enter a cancer cell Every cell in the body is like a little battery. To successfully bring nourishment in, and take poisons out, it has to be fully charged. In a cancerous cell, the charge (called cell voltage) drops from 90 millivolts to less than 40 millivolts. When the cell voltage gets to the very bottom, only 5 substances can pass in or out of the cell. They are water, sugar, potassium, cesium and rubidium.
r Oxygen cannot enter into a cancer cell. So you see, even if there is a lot of oxygen in the blood, it won't get into the cell. Cesium, because of its electrical properties can still enter the cancerous cell. When it does so, because of it's extreme alkalinity, the cell dies. Luckily, healthy cells are not affected by cesium because their cell voltage allows them to balance themselves. The only side effect is a loss of potassium which can be remedied with eating a few bananas and potatoes. r It is interesting to note that cancer is virtually unknown among the Hopi Indians of Arizona and the Hunza of Northern Pakistan, so long as they stay in the same environment. This strongly suggests that something they are consuming is protecting them from cancer. The Hopi water is rich in Rubidium and Potassium. I had 17 agents, I got my Brokers license after 10 months as an agent, yes I waited til' the one year mark, so what I got it.. and no Audit... no help.. no assistance... no advice from the Montana Board of Realty Regulations. Since then I have seen consumers go to them for help and their "hands are tied" - they cannot fight the Association of Realtors .. no way.. no how...
I have asked for help on issues that concern consumers and I get nothing, they do not even provide us with advice or forms.. we have to JOIN the association of Realtors to REALLY practice real estate and make a decent living. The State Governing Body has nothing to do with the MLS data, yet the accuracy of this data is what the entire financing industry is based on. The mortgage market industry, the collapse, that was all based in a foundation of real estate loans based on real estate equity built on Real Estate Data that was NOT and is Not policed for Quality Control of any kind.
Why is your State Governing Body not made to REALLY police the Real Estate industry?
Well probably because most real estate agents HAVE to be Realtors in order to participate in the game and the National Association of Realtors is left to do as they please in “policing” their own industry and they fail miserably.

Realtors think I a write this stuff because I suck at Real Estate, I mean in their minds what possibly could be the motive if not that I just can’t make it as a Realtor? Well folks, it is that I have a conscious, I have studied a whole lot of legal cases, seen Associations of Realtors stand for the Realtor over the consumer even in the face of, without a doubt proof. I have read real estate law books though Paul Henderson alludes to the fact that I “ain’t got no learnin”. I speak the truth from my experience as a Realtor, as a Real Estate Broker Owner. Not a Franchise puppet but an owner of my own company, believe me I know what I am talking about and if I don’t dress in a way you recogonize as truth then so be. Is 1 and 1 only equal to 2 if I dress in a suit or use “proper grammar”?

I told this woman that if she believed everything that appears on the internet, why is your house still for sale? So he slammed the FSBO because their house is still on the market.
It's because Realtors are restricting the market and making their houses so much more appealing to the public (I call it advertising.)
Maybe the FSBO did not word it correctly or you with all your “learning” did not write the conversation correctly, SHE is absolutely right about Realtors restricting the market. Realtors are not needed but force themselves into the sale for a living. Keeping Banks out of Real Estate, such as the Topic of the Video, is one of those ways.

It takes one week to be a Real Estate Agent, at this point the Real Estate Consumer Believes that the Real Estate Agent knows more then they actually do. Real Estate School teaches us how to take the real estate test. Some Real Estate Agents take longer courses and some get those fancy titles such as GRI ( which is worthless.. More on that later). r But for the most part, one week of real estate school is all it takes. The educated public surely did not think that me saying “one week” of school meant kindergarten. I mean is Paul Henderson suggesting that we can count Grade School and High School as part of our Real Estate Education? I guess so, I mean you only have to be a High School Graduate or have taken your GED to qualify for that “one week” it takes to be a Real Estate Agent, Realtor.
So Paul Henderson has called me out in a battle of wits, though he is seemingly unarmed, and so we shall see what happens next…
I tell the truth, I know what I am talking about, I have seen it first hand, I can prove it and Paul Henderson, Realtor of the Lacey Washington Real Estate Market is flat out lying and throwing slanderous demeaning remarks my way to somehow defend how he treated a FSBO that was asking him questions. Paul Henderson is not an honorable man, and Paul Henderson has started a Cyber War with the Real Estate Industry Whistleblower.
Watch out for Paul Henderson, Washington Realtor. He talks this way to a FSBO, he is arrogant, he slams my education level, slams me and it sound like your only worth of tolerance if you list with him, otherwise he will talk down to you. If you list with him, it will most likely be behind your back instead.

This should be a major red flag to ALL real estate consumers, a Suit Does not mean your more knowledgable or can provide more protection to the real estate consumer.

This is a VERY big scam. There is less liability and less work to do when listing land, and yet the Realtors convince the Seller that land is worth more commission to the Realtor. I fought this my first year in real estate, I offered 5% but my fellow Realtors convinced my Sellers and potential Sellers that I was not offering the same service or as good for those rates, when in fact I was offering more then “the same service”. And one of the Realtors went door to door telling folks how me offer "cheaper rates" was because I was not as good or offering less of a service. Yes Unethical and in the Realtor Ethics and Standards of Practice, but these games and attempts at boycotting Realtors who give you a break, as a real estate consumer, these things happened ALL the time and they still do.

a Real Estate Transaction involves More then One Contract. For Example, the Buy - Sell Agreement, the Listing Contract, the Buyers Contract,
If you are a Party to the Contract, it is said that YOU have a Right to make changes to the contract.. initial the changes and have all parties initial them as well.
I Believe that ALL contracts between ALL parties and ALL related Documents SHOULD have to be turned over to the title company at the time of closing, to have a 3rd party to the sale keep records of EVERYTHING.. including Home Inspections and Contracts between all parties, believe me not seeing the listing contract in full by the Buyer brings up all kinds of issues. And when you Sue, the documents will change and/or disappear and the real estate attorney really is cluelesss as to what should be in the contract. And they REALLY do trust that the Realtor turns over all related documents during "discovery" in a lawsuit and it is just not true.
Many Title Companies Will Protect the Realtor over the Consumer, however it is one more step to quality control over unscrupulous agents.
Title Companies are NOT to be trusted in full, but it is a way of better protecting the consumer by somebody other than the office that in the future becomes the accused, having the only set of "evidence" and even if the Realtor office has the copy of a previous home inspection, for example that they failed to disclose to you.. they don't have to have this copy so they just say that they Do Not...

Okay. So our house is being shown "By Appointment" since I am at home with an 8-month old baby. Anyone with children will know how difficult it is to keep a house clean for more than about 10 minutes while the baby is awake. Our listing notes that buying agents must call me to arrange an appointment since I am at home with a baby.Soooooo....this is how my morning started off:
Two realtors made appointments to bring their clients to the house. One at around 10:30am and one between 11-11:30am.I get a phone call at 10:30am from Evelyn Wms of Long and Foster, who tells me her clients can't make it after all. Hmmmm... and she waits until the exact moment she was supposed to be showing up at my house to call to tell me this? Okay. Fine. Whatever. I let her know there's going to be an open house on Saturday and to tell her clients they can come to that if they're still interested.I think "At least there's someone coming between 11-11:30"
Keep in mind by this point I: Had been awake since 6am thanks to baby waking up early Had about 20 minutes to myself during which I managed to: take a shower, get dressed, rinse the tub, vacuum the bathroom floor, clean the cat litter box, sweep the area around the litter box and wash all the dirty formula bottles and dishes from last night's dinner Ate 3 smushed granola bars and a handful of peanuts to keep me from falling over Cleaned the diaper genie only to have Frida take another pooh and had to specially bag the dirty diaper and run it out to the garbage can at the curb in order to prevent any lingering pooh smells from vexing the potential house-buyers Fed Frida about 3 times, having to wipe down the high chair, kitchen table, and floor after each time Shut the cats in the guest room at 10:15am in prep for the ensuing showings god knows what else because my memory is shutting down now Sooooo...
Matthew Salter of Remax 100 was supposed to be showing his client the house between 11-11:30. Frida was supposed to be going down for a nap at this point. She is starting to freak out. 11am - playing with her; 11:15am - giving her a bottle to try to quiet her "just until the realtor shows up so we can go out in the stroller and she'll nap then"; 11:30 - rocking her in my arms figuring "when they show up, I can just transfer sleepy baby from my arms to the stroller"; 11:40 - go online and google "Matthew Salter Remax 100" to get his phone #; 11:42 - call Salter's office & get his cell # from the receptionist; 11:43 - call Salter's cell phone & he answers it, at which point I introduce myself and let him know I'm still waiting for him & his clients and does he have an idea what time they'll be coming?
So, get this part -- Salter goes "Um, oh, my client won't be able to see the house after all today because of his work." To which I reply "Were you planning on calling me to let me know?" (read: when were you going to tell me this, asshole?) And he responds "Um, yeah, I was going to call you."
Yeah, right. If you're looking to buy or sell a house. Forget about that guy and find an agent who believes in at least common courtesy.
I talked to my realtor and asked her if realtors would take appointments more seriously if they were actually supposed to be meeting the listing agent. She laughed and said realtors are even ruder to other realtors!

In their study, “The Value of Information in Real Estate Transactions,” Steven D. Levitt (University of Chicago and American Bar Foundation, author of the bestselling book Freakonomics) and Chad Syverson (University of Chicago and NBER), looked into the behavior of real estate agents to try to figure out whether they were doing the best jobs they could for the clients who were paying them.
Their conclusion:"Our favored interpretation of the data is that the combination of real estate agents’ information advantage and the form of the commission received combine to create distortions from first best. Homeowners are induced by their agents to sell too quickly and at a price that is too low."
The study is 34 pages long, but in a nut shell, they compared what happened when an agent sold a home for a client against what happened when an agent sold his own home. They found that:"agents sell their own homes for 3.7 percent (roughly $7,600) more than they sell their client’s homes, and leave their (own) houses on the market roughly 10 days (10 percent) longer."So if we do a little math, hiring an agent will cost you a 6% fee, and another 3.7% because the agent cares more about moving your house quickly than about squeezing the most out of the deal for you.
That is a hair less than 10%. On a $500,000 home that means your agent costs you almost $50,000, and on a $1,000,000 home, that is $100,000. If you don’t have much equity in your home, that $50,000 might come in handy for something else.
A Dorchester mortgage broker who helped unqualified home buyers secure subprime loans has pleaded guilty to forgery, larceny, and other criminal charges, the state attorney general's office said yesterday. Nicole Lyder, 34, was sentenced Monday to two years in the Suffolk County House of Correction after entering a plea in Suffolk Superior Court. The allegations included providing false financial information about clients to lenders, qualifying them for loans they couldn't afford, and then collecting thousands of dollars in commissions.
Lyder entered a not-guilty plea in April and had been held on $500,000 bail, which was reduced to $100,000, before she changed her plea.
Lyder's attorney, Nancy Hurley, would not say why her client changed her plea. She painted a picture about why the change would make sense, however: Lyder was held for 285 days, she couldn't make bail, and now that she has pleaded guilty she will be eligible for parole in three months.
"There was an offer on the table," Hurley said. "I can't tell you what she was thinking." Lyder, whose practices were the subject of a front-page Globe story last year, worked with low-income clients in Dorchester, Randolph, and Taunton. They later realized they could not afford their monthly payments and eventually had foreclosure cases brought against them. Mortgage fraud is considered one of the main reasons for the surge in foreclosures nationwide - as well as for the inflated real estate prices that preceded the housing market collapse. Lyder's case was one of several criminal actions involving mortgage fraud that Attorney General Martha Coakley's office brought last year.
Grace Ross, coordinator of the Massachusetts Alliance Against Predatory Lending, said exposing fraud is important because it shows how many people unknowingly bought properties they could not afford. The state also should seek restitution for those who lost their homes, Ross said. Among Lyder's clients, one left a homeless shelter and two others gave up government-subsidized housing to buy homes.
"I see too often the story gets told [that] they should have known better," Ross said. "It would never occur to them that perhaps the broker had altered the figures. It is critically important it be exposed and these people be held accountable for what they did, but it is not enough." The attorney general's office began investigating Lyder in September 2006, following a complaint about her mortgage activities. The investigation focused on mortgage loans Lyder helped applicants secure from Fremont Investment & Loan Inc.
The attorney general sued the California firm in 2007, alleging predatory lending practices. That case is still pending. A spokeswoman for Fremont declined to comment on Lyder's guilty plea or on its own case. Fremont has previously denied the charges.
State investigators found that Lyder forged business certificates and submitted other information to Fremont that exaggerated the home buyers' financial worth. Former clients said Lyder assured them the loans would be affordable and were thrilled she could help them buy a house.
In previous interviews with the Globe, Lyder has denied any knowledge of fake documents. The attorney general's office also charged Lyder with fraudulent activity in July 2007 related to securing a loan for the purchase of a $63,000 Land Rover. Lyder altered a bank statement belonging to one of her former mortgage clients, making it appear as if it were her own, the state alleged.
WASHINGTON, Jan. 13 /PRNewswire/ -- To move the country out of this economic crisis, Congress and the next administration must place significant emphasis on restoring confidence in the housing market. That's what National Association of Realtors President Charles McMillan told the House Financial Services Committee in testimony today.
"The housing sector is at the core of the current economic crisis," Charles McMillan said. "A renewed, revitalized and robust housing market is essential to generating commerce and helping families build wealth."
Charles McMillan congratulated Chairman Barney Frank, D-Mass., on H.R. 384, the TARP Reform and Accountability Act, which was introduced last week. Many points in this bill reinforce NAR's proposed recovery plan to stimulate housing investment, mitigate foreclosures, help current homeowners, and provide needed liquidity to commercial mortgage markets to ensure that financing is available.
The principle focus of NAR's plan is to ensure that the Troubled Asset Relief Program does what it was originally intended to do - end the credit crisis and jumpstart mortgage lending. "It is imperative to get TARP back on track by targeting funds for mortgage relief, which will help lower mortgage rates and reduce foreclosures," said Charles McMillan. "In addition, eliminating the repayment feature of the first-time home buyer tax credit and expanding it to all home buyers; reinstating the higher mortgage loan limits for FHA, Fannie Mae and Freddie Mac; and lowering mortgage interest rates through a buy-down program will meaningfully impact the housing industry."
"We are pleased that Congress is moving forward on these important issues. Together these actions will build a solid foundation for a housing recovery," said Charles McMillan.
NAR's plan also includes keeping mortgage interest rates low, boosting home buyer confidence, and reducing the current foreclosure rate. NAR has also asked that regulators be encouraged to help financial institutions resolve problems in the short-sale process, make it easier for servicers to modify existing loans, remove unreasonable underwriting guidelines and insist that credit reporting agencies correct errors promptly.
"Low interest rates are only effective if people can get a loan. We hear every day from our members that even home buyers with good credit are having trouble getting mortgage loans. We must all work together to unclog the housing and financial system," said Charles McMillan.
NAR called on Congress to use current TARP dollars to not only reduce interest rates, but also fix operational issues that are preventing consumers from getting or modifying home loans. "These are critical steps that must be undertaken quickly if we are to right our nation's housing and financial markets," McMillan said.
NAR hailed the House of Representatives' actions and called on the Senate to move quickly in adopting its proposal. NAR also expressed hope that the new administration will focus on a housing recovery as it moves forward with a larger stimulus package. The National Association of Realtors(R), "The Voice for Real Estate," is America's largest trade association, representing 1.2 million members involved in all aspects of the residential and commercial real estate industries.
Keep in Mind that Realtor, NAR put these press releases out their self. They pay and they submit this PR to get their Agenda Out. NO problem, many do this - it is a great tool for marketing. Just keep in mind that it is not public opinion or necessarily fact but Media put out by the National Association of Realtors
Realtors NEED to BUTT OUT.. they say that Realtors, NAR is the Voice of Real Estate and that you May NOT use the Word Realtor in Place of Real Estate Agent, however, they are the only Real Estate Agent - Broker -Association that is Speaking Out.. Loudly to Push their Agenda. The Realtors have more money to fight for the Realtor Agenda then does the Real Estate Agent. The Consumer thinks that a Realtor is a Real Estate Agent. NAR needs to lay down their "voice of real estate' and instead do what is right for the consumers.
They will NEVER do this or they are irrelevant. NAR is desperately fighting, scratching and crawling to stay relevant in this New Media, this Online Digital World. And now more then any other point in time, it is easy - free and best for the Real Estate Consumer to NOT use a Realtor in their Real Estate Transaction. Get Real Estate Advice yes.. but NEVER get real estate advice from someone who is only PAID if you Close the Deal. I mean How Objective DO you Really think they can Possibly Be ?
Using a Realtor can Give you Less Protection then any other way, even the Simplest FSBO Form, or the Dangers of a Quit Claim are better then using a Realtor. Once you sign with a Realtor, ALL your protection is OUT THE WINDOW because they have Special Provisions, the Realtors are Cushioned from the Law and they DO NOT have to Tell You the Truth. The headlines Read the Bubble has BURST - The Nightly news talks of 30 percent housing prices dropping in some areas. And they say the prices will keep falling until at least next summer. The houses really hit are the over built areas, houses in subdivisions and next to each other. Some folks have money and the loans will now be VERY cheap. So there are still buyers. And in recreational area, where homes are on over 5 acres with views - water - and such, it is my opinion that buyers are still buying at quite high prices. Homes on small acreage are not doing so well.
All the While Big Companies such as Coldwell Banker in My area were assuring the public that all was well. Those who should have known all this was coming and stood idle. The Realtors knew what was really going on and did nothing to Watchdog, to Lobby to Fight to Change it, they wanted the Gravy Train to keep on coming their way.
The SHOCK of all this is the Real Estate Consumers that are losing and have lost their homes are the ones hurt by this, obviously. However, the Lenders that got them into this are Getting their Government Bailout. The Mortgage Brokers are still getting those loans out and making plenty of money doing whatever it takes to close the deal. The Realtor on the Nightly News (yes they called this gal a Realtor.. even though NAR says I cannot say that someone is a Realtor.. I have to say they are a Real Estate Agent that is a Member of the NAR.. blah blah... You cannot Use Realtor as a Synonym for Real Estate Agent.. though EVERYONE does.. NAR calls it a trademark violation and it is bad.. but only for a few of us...) and way the Realtor said it is VERY busy for her, buyers are looking - and some are buying because Yes indeed it is a Buyers market, so those who do have money and the ability to get loans will swoop in and get properties for very CHEAP. Most will use a Realtor and a Mortgage Broker, who will in turn use an appraiser and those Lenders that got their bailout will begin loaning again.
NAR is making plenty of money advertising foreclosures, fighting to get mortgages flowing, starting a NEW Realtor Credit Union and forcing development even when there is so much already that houses are standing empty.
Yes Buyers had a choice to get into those loans, but Buyers really believe that the "Value" was there. The Realtor - Mortgage Broker - Appraiser and Lender all assured the Real Estate Buyer that it was the True Value of the Home. The Lender knew that they were giving loans that were more then the home was worth. They actually knew that the Realtor - Mortagage - Broker and appraiser had created values that were to high, they actually said that if it is 10% above the real value then that is ok.
So if they knew of at least 10% in the price increase then there was a whole more percentage that was "fudged" behind the scene to get the value up. And where did the 10% rule end, it didn't end so at random prices increased higher and higher Falsely. Each 10% led to another and the values kept rising but it was not making economical sense. People sensed that something was not quite right but hey the Realtors say it is Ok, and the lender will give me the money so it must be ok.
So Those who got the Real Estate Consumer into this will still keep making money from it. The Foreclosure Companies list with in house franchises or affiliated franchises so those Big Companies, most who are owned by Realogy-Apollo Management.. they get to keep making Huge Money.. Billions but what do they do with this money, well I THINK they hide it.. because they too seem to be getting in on the Bailout Game with the Hand Out for Help.. the Let's take the Real Estate Consumer's Money and Go Bankrupt... Search the News folks.. this stuff is true.. and what I say about the 10% thing.. that is True.. I have seen False Prices, forced closings.. and things like Sellers Contributions were a Flat Out Crime in my opinion...
I mean a house is valued at say $200,000, and the buyer has no down payment, a seasonal job, and the lender requires at least 5% as a Down Payment. The Buyer has NO money, so they talk the Seller into, or shall I say the Mortage Broker directly talks the Seller into or has the Realtor talk the Seller into raising the price to include the furniture so the Buyer will not have that expense, maybe even raise the price and throw in a car.. and certainly raise the price so that their will be that 5% down payment the buyer needs so the Lender will give them the loan, that 5% or more that the buyer simply does not have - but hey the Mortgage Broker and the Realtor promised a miracle and they will pull it off.
So get the Buyer the Loan QUICK while they have a job, no big deal later when the job ends.. or situations where buyers get into loans with the current job to buy elsewhere - knowing that they are moving and quitting that job, and the mortgage broker tells them that this is the only way to get it through.. and Of Course that is the Whole Point Right.. Just Close the Deal.
So the price raises, and as this happens over and over and years roll by, the Value Rises but it is not real with the Economy it is a Made up Value based on the Games that Happen behind the closed doors of the real estate transaction. And what will stop all this from happening all over again.. nothing really. People will come in and buy those foreclosures and re-sell it to the consumers who lost before, some that buy now will even finance it to those consumers for a high interest rate, and those who lost their homes before will have no choice, if they want to own.
Things like this happen every single day.. where does it end.. no where.. when things collapse it just finds another way.. the only hope you have to Protect your Family and your Assets is to Know More about all of this.. don't trust the Realtor.. folks they may be the nices - honest person but they also simply may not know enough to protect you, they cannot protect you from the lies of those on the other side of the transaction, they simply can not do what you, the Real Estate Consumer think they can...
Please.. Know More BEFORE you Sign... don't believe ANYONE that is paid based on your transaction closing...
Those who Created - Allowed - Encourage the Problems that the Real Estate Consumer is NOW facing are the very ones who will now again benefit from the opposite side of the coin. Except for those Realtors who don't get internet marketing or don't work for the Big Franchise who gets to list and sell all the foreclosures they helped to create.
Funny how the Local Realtors do not seem to really understand Internet Marketing and NAR, as well as their Franchise encourages their members to have their Sellers listed on Realtor.com and the Local MLS or Franchise Site. The Local Realtors claim that their “Corporate Head” tells them that these methods are tried and true and are the way to go.
Even though I have seen situation where sellers lose hundreds of thousands of dollars of their purchase price because the Realtor’s solution is to Keep Dropping the Price. As long as some where down the Road, the Realtor has a Paycheck who really cares if the Seller is losing money hand over fist. The “Realtor Sponsored” Internet Marketing classes I have been to have been quite elementary. I knew full well at the time that NAR, with all their money and their hands on the pulse of the Real Estate Industry, that they knew how to truly teach their Realtor Members to market the Real Estate of their Sellers in a way that was easy - informative and non-stressful to the buyer and would reach the most amount potential buyers.
I knew that NAR certainly had to know about targeted internet marketing, PPC, Google Adwords, Blogs, and various other methods that the Realtors could use to Sell the Seller real estate for a fair price to buyer looking on the internet, and sometimes those buyers were not even really looking in that particular area.
The Realtors had to know that if you have New York Water Property for sale, for example, that it would be best for the buyer and the seller if their New York Water Property for sale, for example, listed on NewYorkWaterProperty.com .
A few years back there was quite a stir in one major city, because an Internet Savvy Realtor had bought the dot com name of the Biggest Real Estate Seller in town and bought her son’s dot com. Though they were certainly mad, there was nothing they could do, this Realtor now owned their online identity. And though many years have past since this news article came out still most Realtors do not own their own name.
Most Realtors are followers, they listen to what NAR and their local and state board of Realtors tells them and they accept that as “tried and true”. Not Me, I bought domain names such as NewYorkWaterProperty.com , MontanaWaterProperty.com , CaliforniaWaterProperty.com and many other targeted real estate marketing names. It just made sense to me, though, at the time the Realtors Association(s) I belonged to certainly disagreed and even discouraged me from such behavior.
All along the Boys and Girls on top of the Realtor Food Chain “got internet marketing” but they wanted to make sure that their members did not get it, or at least to stall as long as they could in order to build up their own “web properties”.
You see if all the Realtors get all their clients to list on Realtor.com and Associates, Owned websites then this provides “useful content”. This content draws in advertisers to Pay really big dollar. The more content (your listings provided by your Realtor) the more money the Website makes from advertises and Selling Stuff to Those who come to the Website. It is Certainly not about simply creating a way for Buyers to Easily find Sellers and to Simply Buy Real Estate.
And Realtor.com charges Realtors to be on the site.. So Scam after Scam and the Rich get Richer. So Yes NAR has gotten Internet Marketing to some degree for quite awhile but did not let the agents get into a position to compete with them.
The Classes I went To On Internet Marketing was very juvenile. I had been well into Internet Marketing, Search Engine Placement - Optimization and Marketing and I was excited to here what the Realtors had to say. And all they did was promote their sites for us to input our clients listings on, and to pay to do it.
REALTOR, is now starting an Online Credit Union, so THEY certainly are getting “Net Savvy”. While in my home town Realtor still are convincing Sellers that Realtor.com is the Place to Be.. It is NOT True.
This New Online Realtor Credit Union should be watched closely, soon they will probably loaning money to Realtors to buy houses. And in my experience Credit Unions are the Absolute best place to get a loan on Real Estate, at least in my neck of the woods. So gather all the Realtors money, keep it in the bank for them and loan it out at HUGE profits and call it REALTORS FCU. And don't forget the Overnight Lending that those in Banking get to do, MORE money hand over Fist for the Realtors on Top of NAR..
Here is the News Clip on the Realtor Credit Union. "WASHINGTON (12/2/08)--Thomas Glatt Sr. has been named the first CEO of the new REALTORS FCU (RFCU), effective Dec. 15, the credit union's board of directors announced Monday.
A 20-year veteran of the credit union movement, Glatt is currently CEO of Continental FCU, Tempe, Ariz., which serves airline industry employees.
He also served in executive positions with OnPoint Community CU (formerly Portland Teachers CU), Portland, Ore.; First Financial FCU, West Covina, Calif; and 66 FCU of Philips Petroleum, Bartlesville, Okla. For 16 years, he headed a credit union consultancy that advised some of the nation's largest credit unions.
He also has been a member of the boards at USA FCU, San Diego, and Kaiperm FCU, Oakland, Calif.
The National Association of Realtors (NAR) is providing the credit union as a member benefit, said NAR PresidentCharles McMillan, a broker with Coldwell Banker Residential Brokers in Dallas-Ft. Worth. He noted the new credit union is tailored to the work habits and lifestyles of realtors, most of whom are independent contractors compensated by commissions. According to NAR CEO Dale Stinton, the new credit union will be open 24/7 and is Internet-based.
RFCU is scheduled to open for business in mid-2009. Those eligible to become members of the credit union include: realtors and their families; NAR's institutes, societies and councils; NAR staff; and the staffs of state and local boards and associations. NAR clients, such as home buyers and home sellers, are not eligible. "

NAR Urges Financial Regulators and Industry to Make Mortgages More Attainable
WASHINGTON, Dec. 18 /PRNewswire/ -- The National Association of Realtors(R) applauds recent actions by the Federal Reserve and the Treasury making mortgage interest rates more affordable. However, further action is needed to help the thousands of people trying to buy a home or to stem off foreclosure to get a mortgage easily and quickly.
"Our members tell us that families are once again looking to enter the housing market only to find that delays, process and bureaucracy are getting in the way," said NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.
"The federal government and the mortgage lending industry must address continuing problems that are impeding the delivery of mortgage credit to home buyers and those trying to avoid foreclosure."
In a letter to the Treasury Department, the Federal Reserve Board and the Federal Housing Finance Agency, and copied to President-elect Barack Obama's transition team, NAR notes that in addition to lowering interest rates, the federal government must work with mortgage lenders and credit reporting agencies to eliminate processes that are making it difficult to close on a mortgage loan so that the housing market and the nation's economy can have a robust recovery.
"Now really is a great time to buy a home. Inventory is high, prices are down and mortgage rates are near 50-year lows. We have to unclog the system and let people achieve and hold on to the dream of homeownership," McMillan said. NAR is recommending that the Treasury Department provide additional TARP funds for the sole purposes of making additional loans and modifying mortgages to help prevent foreclosures.
"The housing market is clogged with short-sales that take frustratingly too long to clear. Though lax underwriting standards should never return, many lenders' credit score requirements have become overly stringent. Good people with good credit scores are finding it difficult to qualify for loans despite the historically low mortgage rates," said McMillan.
NAR is asking mortgage lenders and mortgage insurers to make sure they have not over-corrected their underwriting standards and added unnecessarily strict underwriting standards, such as excessively high credit scores to qualify for a mortgage. In addition, credit reporting bureaus should improve compliance with the Fair Credit Reporting Act, including providing prompt responses to consumers who want to correct errors in their file.
Lastly, NAR is calling on all mortgage lenders, their servicers, Fannie Mae and Freddie Mac, and investors in mortgage assets to implement aggressive policies that result in more loan modifications to prevent as many foreclosures as possible, expedited processes for short-sales, and added liquidity to the nonconforming mortgage market.
"If rates stay low at near 5 percent or lower, home sales could rise nationally by 10 to 15 percent in 2009 and stabilize prices in many parts of the country," said NAR Chief Economist Lawrence Yun. "That, in turn, will help reduce foreclosure pressures and lower the rate of re-defaults on recently modified distressed loans. Improved loan modification tools are also necessary. Everyone needs to work together so this can become a reality."
NAR continues to advocate for other measures that would help create long-term stability by ensuring that safe and affordable mortgages are available throughout the nation, including making the higher loan limits passed in the economic stimulus bill earlier this year permanent and extending the temporary $7,500 tax credit for first-time home buyers to all home buyers and eliminating the repayment requirement.
"The work is not yet finished, and NAR is committed to continuing its efforts with policy makers and the new Congress and administration to get the real estate market back on track -- the nation's economy depends on it," McMillan said. The National Association of Realtors(R), "The Voice for Real Estate," is America's largest trade association, representing 1.2 million members involved in all aspects of the residential and commercial real estate industries.

Lots of Folks we saying this in 2007 and it is REALLY true, I know in my Market one of the Top Managing Brokers, who managed the managing brokers of several Coldwell Banker Franchises went on local news blog and really put it out their that we were recession proof and that the market was good. Realtor are Definately PAID to lie about a Market. If you think that the Market is Not Good you won't buy right. The Consumer needs to believe that real estate values will never go down, now as they plummet we can look back at all the signs this stuff was going on and the Realtors blogging and commenting, holding on for dear life to create the "illusion" that it was not happening to keep those revenue dollars coming in...

There Really is No Consumer Protection in Real Estate Currently...
Folks, I don't Hate Realtors. I hate the Way the Real Estate Consumer is treated by the current system in place. A lot of Realtors wish they could do business without being an NAR member. But it is hard for them, as they feel they need the MLS in order to survive. When a Realtor becomes a Real Estate Consumer, they oftentimes get hurt by that same system. They also feel that lack of accountability when they try and get a Realtor to pay for not telling them major issues about a home they bought BEFORE they bought it. It is Whatever it Takes to Close the Deal. And if the "System" was more in favor of the Consumer and the National Association of Realtor held the "bad ones" accountable for what they do then it would be a better Real Estate Industry for all and maybe their "Higher Standards" Motto would Hold True.
I am speaking the truth, though many think I speak from a place of anger, this is not true, there are very good people who are Realtors. I do not Hate Realtors, the People who are Realtors, I hate the lack of accountability - the E and O insurance, the way that the Good Ol' Boys, like those who run franchised real estate offices in small towns, operate and get away with non-disclosure. Pretty Scary when the State Realtor "Governing Body" sends out mailers to get you to NOT give buyers rebates and feeds you a line of falsehood as to why. The state level of Realtors hires a Real Estate attorney to feed the Realtors what the State Association of Realtors wants them to believe.. Blatant letters to scare us to NOT give buyers rebates, changing the law to even make it more strict - NO BUYERS Rebates.. then the Department of Justice sues and the State Realtor PAID attorney says ok .. it is legal now.. blah .. blah .. blah.. it is all about what is good for the Realtor...
So yes there is an ethics board to complain to but JUSTICE will never happen at that level, keep fighting, the county level - the state level - the federal level - years pass and NOTHING is done to help you the Real Estate Consumer RUINED by the Lies the Realtor told you or What the Realtor Failed to Tell You. I Quit as a Realtor because NAR does NOT hold it's members accountable for Blatant out right, Proven Lies, Non-Disclosure and Deception. I Quit NAR because E and O insurance offer NO Protection for my Clients and NAR fights to make it Mandatory. I Quit as a Realtor, a Member of the National Association of Realtors because the are an unstoppable, highly financed, real estate cartel that will stop at nothing to keep those billions rolling in. Any Real Estate Agent ANYWHERE should be ashamed of being an NAR member. However, in order to survive in their local real estate market they really do have to join the association of Realtors.. and they Call it Volutary...
